Warhammer World USA is Running Behind GW Says

Warhammer World USA is running behind, according to Games Workshop in its 2026 report, putting the planned summer 2027 opening in doubt.

Games Workshop doesn’t usually highlight problems in its annual reports, so saying they are “behind agreed milestones” is a little hard to ignore. And that is exactly how GW described the new US Warhammer World, the flagship we covered when it was first confirmed.

The project isn’t falling apart, but this is its first publicly acknowledged delay. Plus, with GW coming off another record-setting year, the admission is worth a look for everyone that’s waiting on this new US flagship location to arrive.

GW Put the Delay in Writing, and That Says Something

ARTICLE SUMMARY:
  • The take: GW told shareholders its new US Warhammer World is behind schedule, a rare public admission from a company that usually focuses on its wins.
  • The evidence: the report lists a £4.6m lease and says the project should have “made up for lost time,” confirming the delay is real.
  • What it means: the planned summer 2027 opening could slip into late 2027, matching the target from our original confirmation piece.

Warhammer world Behind ScheduleGW’s Strategic Report says its North America Retail team is “currently focused on our new Warhammer World, just outside of Washington, D.C., which is planned to open in the summer of 2027. It does seem to be running slightly behind agreed milestones.”

Honestly, Games Workshop rarely discusses delays on major projects, so including that sentence means the slowdown was significant enough to disclose. In their 2026/27 Priorities section, it also says the store “should have made up for lost time and be nearing completion.” Which confirms the project has slipped, even though GW believes it can possibly recover.

Either way, Summer 2027 remains the official target, but late 2027 now looks possible. That’s still close to the opening window we saw when GW first confirmed the project, and for a company that just posted its biggest profit yet, this isn’t a crisis, but it follows some other cracks in the report.

The £4.6m Lease Shows the Size of the New US Facility

Warhammer World Lease Liability

In their annual report, their total lease costs rose by £10.8 million during the year, reaching £56 million, and the new US Warhammer World accounted for £4.6 million of that increase. Overall, that seems to indicate a pretty sizable location is in the works.

The good news is that most of that commitment stretches well into the future. Plus GW still owes £3.8 million on the US lease more than five years from now, which suggests it plans to keep the new US flagship open for the long haul.

GW increase in spendingGW also expects 2026/27 capital expenditure to rise by a net c.£8.0m, “largely due to the non-recurring investment in opening our new Warhammer World in the US and the facility at Sawley.”

That £28.4m lease commitment and £4.2m in committed equipment listed elsewhere are for the Sawley warehouse near Nottingham, UK; that’s a separate project tied to GW’s factory and capacity plans, not the US store.

Regardless, the American flagship location is already a major investment without adding unrelated warehouse costs to it.

A Café-Format Flagship Just Outside D.C.

warhammer cafe wal horGW still hasn’t revealed the address, only that the store will sit “outside of Washington, D.C.” Northern Virginia and the Maryland suburbs remain possibilities, but the report doesn’t narrow it down anymore.

But the company does call it a “new experience” built to “the same high standards” as Warhammer World Nottingham, with gaming, painting, modeling, storytelling, events, and community activities.

It’ll also use the café-store format that’s doing well here. GW currently has only three café-format locations worldwide, two in the United States and one in Japan, so this is clearly meant to sit above the usual café-store rollout and the regular shops it keeps opening and hiring for.

The Mid-Atlantic location also brings GW back near its old US base, as the company ran its American headquarters and events from Maryland until 2008.

Why GW May Need This US Flagship More Than Ever

North America is GW’s biggest market, but its own US retail stores fell 1.5% during the year while the region still grew. UK retail is also down .5%, even when you include the UK Warhammer World.

That growth came through independent retailers, not GW’s own counters, so a destination flagship gives the company a major recruitment and events venue that it fully controls.

So, every month of delay leaves GW waiting on that venue even more. Plus, with its overall numbers soaring while its US stores slipped slightly, the opening date is maybe even more important now beyond just a ribbon-cutting.

Final Thoughts on Warhammer World USA

A US Warhammer World is still a big win for hobbyists, and GW deserves credit for taking on a project this ambitious. Now that Games Workshop has acknowledged the delay and recorded the £4.6m lease, it is time for the project to make up for lost time.

Either way, we’ll see whether summer 2027 holds, or if Warhammer World USA opens later in the year. Both are a win for hobbyists in the States and for Games Workshop overall.
